Facilities & Maintenance Manager
Reports To: General Manager
Position Summary
Traverse City Country Club is seeking an experienced Facilities & Maintenance Manager to oversee the operation, maintenance, repair, and long-term reliability of the Club's physical assets. The successful candidate will be responsible for maintaining a 35,000-square-foot clubhouse, outdoor swimming pool and bathhouse, snack bar, tennis courts, and related facilities.
This is a hands-on leadership position requiring both technical expertise and supervisory ability. The Facilities & Maintenance Manager will oversee preventative maintenance programs, manage outside contractors, perform repairs when appropriate, respond to emergencies, and ensure all building systems operate safely and efficiently.
The ideal candidate has broad experience with commercial building systems including HVAC, boilers, plumbing, electrical, swimming pool mechanical systems, refrigeration, and building automation.
Building Operations
- Oversee the daily maintenance and operation of all club facilities.
- Maintain the clubhouse, snack bar, pool facilities, tennis courts, patios, parking lots, and surrounding common areas.
- Develop and implement preventative maintenance schedules for all building systems.
- Perform routine inspections to identify maintenance needs before they become costly repairs.
- Respond quickly to maintenance emergencies to minimize operational disruptions.
Maintain and oversee:
- Commercial HVAC systems
- Boilers and hot water systems
- Domestic water systems
- Plumbing systems
- Electrical distribution systems
- Emergency generators (if applicable)
- Building automation controls
- Kitchen exhaust and make-up air systems
- Refrigeration equipment
- Ice machines
- Commercial kitchen equipment (working alongside the Executive Chef)
- Fire alarm systems
- Fire suppression systems
- Elevator or lift equipment (if applicable)
Maintain and oversee:
- Swimming pool filtration systems
- Pool boilers and heaters
- Pumps
- Chemical feed systems
- Pool automation equipment
- Backwash systems
- Pool mechanical room
- Seasonal pool opening and closing
- Coordination of inspections and regulatory compliance
- Coordinate maintenance of tennis courts and fencing.
- Maintain outdoor lighting.
- Oversee outdoor furniture and site amenities.
- Maintain irrigation systems serving landscaped areas around the clubhouse (where applicable).
- Coordinate snow removal and ice management around clubhouse entrances and walkways.
- Establish preventative maintenance schedules for all mechanical equipment.
- Maintain maintenance logs and service records.
- Track equipment warranties.
- Recommend equipment replacement schedules.
- Assist in developing annual capital improvement plans.
- Coordinate and supervise outside contractors.
- Obtain competitive bids for repairs and projects.
- Verify quality of workmanship.
- Ensure contractors comply with club policies and safety requirements.
- Manage service contracts for building systems.
Ensure compliance with:
- OSHA standards
- State of Michigan regulations
- Local building codes
- Health Department requirements
- Fire safety regulations
- Pool safety regulations
- Environmental requirements
- Assist in preparing annual operating and capital budgets.
- Monitor maintenance expenditures.
- Control repair costs through preventative maintenance.
- Recommend capital replacement projects.
- Maintain inventory of maintenance supplies and parts.
- Supervise maintenance personnel.
- Schedule daily work assignments.
- Train employees on proper maintenance procedures.
- Foster a culture of safety, accountability, and excellent service.
Required
- Minimum of five (5) years of commercial facilities maintenance experience.
- Minimum of three (3) years in a supervisory role.
- Strong working knowledge of:
- Commercial HVAC systems
- Boilers
- Plumbing
- Electrical systems
- Swimming pool mechanical systems
- Pumps and filtration
- Building maintenance
- Ability to read blueprints and technical manuals.
- Experience using computerized maintenance management systems (CMMS) or maintenance tracking software.
- Valid Michigan driver's license.
- Experience in a private club, hotel, resort, hospital, school, or commercial facility.
- Certified Pool Operator (CPO) certification or ability to obtain within six months.
- EPA Universal Refrigerant Certification.
- Licensed boiler operator (where applicable).
- Mechanical or electrical trade certifications.
- Knowledge of building automation systems.
- Experience with commercial kitchen equipment.
- Strong mechanical aptitude.
- Excellent troubleshooting skills.
- Ability to prioritize multiple projects.
- Strong organizational skills.
- Ability to communicate effectively with staff, members, contractors, and management.
- Ability to prepare reports and maintenance documentation.

- Ability to lift up to 75 pounds.
- Ability to climb ladders.
- Ability to work in mechanical rooms and confined spaces.
- Ability to work outdoors in all Michigan weather conditions.
- Ability to stand, bend, kneel, and climb for extended periods.
This is a full-time, year-round management position. The schedule generally consists of weekdays; however, evenings, weekends, holidays, and emergency response are required as necessary to support club operations.
